Sorry folks but that is a very poor way to analyze value.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;There are a number of reasons why this is the case but lets just start with individual homes themselves. If you look carefully at housing characteristics you can basically break down a home into one of four categories.&lt;br /&gt;&lt;br /&gt;Economy~ Economy would be characterized as building a home in the most cost efficient manner. The materials used in constructing a home in this category more often than not will be cheaper than other categories of homes. The goal is to deliver a home that would be affordable to those buyers on a lower income. If you looked in a catalog of materials such as cabinets, flooring, lighting and plumbing fixtures you would see the lowest grade used in this category.&lt;br /&gt;&lt;br /&gt;&lt;span style="color: red;"&gt;In &lt;/span&gt;&lt;place&gt;&lt;city&gt;&lt;span style="color: red;"&gt;Thomasville&lt;/span&gt;&lt;/city&gt;&lt;span style="color: red;"&gt;, &lt;/span&gt;&lt;state&gt;&lt;span style="color: red;"&gt;GA&lt;/span&gt;&lt;/state&gt;&lt;/place&gt;&lt;span style="color: red;"&gt; these are the type of homes being built and sold "ECONOMY" with an "ECONOMY" home you also get the cheapest materials and labors the builder or unlicensed person claiming to be a builder can find. These homes are also built to minimum bare to low building code. So if you are looking for the cheapest homes for square footage price then these homes can be found in &lt;/span&gt;&lt;place&gt;&lt;city&gt;&lt;span style="color: red;"&gt;Thomasville&lt;/span&gt;&lt;/city&gt;&lt;span style="color: red;"&gt;, &lt;/span&gt;&lt;state&gt;&lt;span style="color: red;"&gt;GA.&lt;/span&gt;&lt;/state&gt;&lt;/place&gt;&lt;span style="color: red;"&gt; So do not complain when these type of home ends up costing you more money on the long run, like water bill for one person over $100/per Month and other things going wrong or braking down. &lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Standard – A home built under this category would be a step up from an economy home. A large percentage of homes would come under this category. You would expect to see the quality of the home jump from an economically built home. With a standard built home you may see some construction items that could also be found in both economy and custom categories. &lt;br /&gt;&lt;br /&gt;Custom – In a custom built home you are bound to see things that you will not find in either an economy or standard home. The quality of the materials used to construct the home as well as the amenities inside are going to be different. As an example you may see a higher level of finish woodworking, cabinetry, flooring selections and hot buttons like granite counter tops and stainless steel appliances. Custom homes are more unique and may have other architectural characteristics that make them more expensive to build such as intricate roof lines and higher end materials used on the facade such as stone or brick.&lt;br /&gt;&lt;br /&gt;Luxury – A luxury home is the creme de la creme. These are the homes that are built with the highest grade construction materials. There is no expense spared on anything and the amenities seen inside the home are sometimes enough to make your mouth drop! It is not unusual to see such things as home theaters that rival going to the movies, indoor swimming pools, wine rooms and other such amenities.&lt;br /&gt;&lt;br /&gt;Of course it is possible for a home to fall somewhere between each of these categories but the four categories are enough to show you why using price per square foot to determine a homes value is a very poor measuring stick.&lt;br /&gt;&lt;br /&gt;Lets look at a quick example of two homes that are both 3000 square feet. They are both a year old.&lt;br /&gt;&lt;br /&gt;House “A” has the following amenities: &lt;br /&gt;&lt;br /&gt;■Granite counters and stainless appliances&lt;br /&gt;&lt;br /&gt;■A custom tile shower&lt;br /&gt;&lt;br /&gt;■Hardwood floors throughout the 1st floor&lt;br /&gt;&lt;br /&gt;■Raised paneling and crown moldings&lt;br /&gt;&lt;br /&gt;■A brick walk way&lt;br /&gt;&lt;br /&gt;House “B” has the following amenities: &lt;br /&gt;&lt;br /&gt;■Formica counters and white appliances&lt;br /&gt;&lt;br /&gt;■A standard shower&lt;br /&gt;&lt;br /&gt;■Carpets through out the 1st floor&lt;br /&gt;&lt;br /&gt;■Plastered door openings with no molding&lt;br /&gt;&lt;br /&gt;■A dropped flagstone walkway&lt;br /&gt;&lt;br /&gt;How about a quick guess of which home is going to be worth more on a dollars per square foot basis?&lt;br /&gt;&lt;br /&gt;This example clearly shows that you can not take the average price per-square-foot and multiply it times the square footage of the home you are thinking about buying. There are far too many variables involved with the characteristics of a home to make a generalization like that. It just doesn’t work that way. The pricing per-square-foot simply gives you average or median ranges; it shows you trends in the market. It does not compute value!&lt;br /&gt;&lt;br /&gt;The comparison above only touches on one reason why cost per square foot is a poor indicator. There are others including the fact that prices per-square-foot can vary based on the homes location, improvements, condition, age and updates, including lot sizes, and whether it’s a one-story, two story or split-level home, among other things.&lt;br /&gt;&lt;br /&gt;I think it is easy to see that if home “A” was also located in the best part of town and home “B” was not, the disparity of the selling price is going to be even greater which would change the price per square foot between the two homes.&lt;br /&gt;&lt;br /&gt;One of the best reasons for even looking at the price per square foot of a home is to see what the trends are in an area. You can look at the average price per square foot over a given time period and see whether overall market are values going up or down.&lt;br /&gt;&lt;br /&gt;In Massachusetts one of the other factors that can really skew the averages on the price per square foot of a home is how the square footage is actually calculated. In the Greater Boston MLS there is a big disparity on what agents include in the gross living area of a home. You will see that some homes include finished basement space and others do not. This can cause quite a fluctuation in how these figures appear when doing an analysis on square footage value.&lt;br /&gt;&lt;br /&gt;As you may realize, finished space below grade is far less valuable than above grade living area. When these figures are mixed together it makes a straight line comparison much more difficult.&lt;br /&gt;&lt;br /&gt;I have run into plenty of buyers agents over the years that try to present a case of why their clients offer is a fair one. When it comes time to actually put the foam product in your home or commercial building structure, you must identify whether you will use 0.5 lb./cu. ft., open cell foam, or 2.0 lb./cu. ft. closed cell foam. This makes a big difference in cost, application methods, and performance. &lt;br /&gt;&lt;br /&gt;With the open-cell vs. closed-cell issue, there are two major factors to understand and consider. The first is the nature of the foam. It is either open-cell foam, where the tiny cells of the foam are not completely closed. They are broken and air fills all of the “open” space inside the material. This makes the foam weaker or softer feeling than closed-cell foam. &lt;br /&gt;&lt;br /&gt;Closed-cell foam differs in that all of its tiny foam cells are closed and packed together. They are filled with a gas that helps the foam rise and expand and become a greater insulator. These cells can be formulated to obtain many characteristics, the most common being size and density. &lt;br /&gt;&lt;br /&gt;Density is measured by weighing one solid cubic foot of foam material. Open cell foams typically weigh in at 0.4 to 0.5 lb./cu. ft. Closed cell foam for insulation applications range in density from 1.7 lb./cu. ft. to 2.0 lb./cu. ft. Roofing applications typically use a 2.8 to 3.0+ lb./cu. ft. to support traffic and loads better. The higher the density the foam, the heavier, or stronger it becomes. Some polyurethane foams are molded into decorative interior molding and painted or stained for a simulated wood effect. These “higher density” foams are typically in the 30 lb./cu. ft. to 40 lb./cu. ft. density range. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;The advantages of closed-cell foam compared to open-cell foam include its strength, higher R-value, and its greater resistance to the leakage of air or water vapor. The disadvantage of the closed-cell foam is that it is denser, requires more material, and therefore, is more expensive. Even though it has a better R-value, typically the cost per R is still higher than open-cell foam. The choice of foam can also be based on the requirements for the other performance or application specific characteristics such as strength, vapor control, available space, etc.  Open-cell SPF has an R-value around 3.5 per inch and typically uses water as the blowing agent.  Closed-cell SPF has an R-value of around 6.0 per inch (aged R-value) and uses high R-value blowing agents. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Both types of foam are commonly used in most building applications and the choice for which to use can depend on many of the factors discussed above. Some foams are inappropriate in specific applications. For example, you typically would not use open-cell foam below grade or in flotation applications where it could absorb water; this would negate its thermal performance because water is a poor insulator compared to air. Closed-cell foam would be a good choice where small framing sizes need the greatest R-value per inch possible. Closed-cell foam would be used for roofing applications. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Always contact your material supplier for performance and application data on their specific materials. It is also of questionable ethics – at &lt;br /&gt;best! – and impossible to effect fairly in practice.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Buyers and sellers of real estate are often confused about the role of real estate agents, whom the agents represent and real estate agency relationships. Many states require that agents give buyers and sellers an agency disclosure form to sign. &lt;br /&gt;&lt;br /&gt;Buying agents who represent buyers are working in a single agency capacity as a buyer's agent. Seller's agents who represent sellers are working in a single agency capacity as a listing agent. &lt;br /&gt;Agents who represent clients under single agency owe a fiduciary responsibility to the client. They cannot share confidential information with the other party or the other party's agent. Single agency agents must use care and due diligence to perform duties, disclose all material facts and be honest. &lt;br /&gt;&lt;br /&gt;Buyer's agents and the buyer generally sign a buyer's broker agreement, which lays out the duties and obligations of the agent. In some states, if buyers do not sign a buyer's broker agreement with the agent, that agent does not represent the buyer but instead becomes a sub-agent of the seller. Sub-agents owe the same duties to the seller as the listing agent. &lt;br /&gt;Seller's agents and the seller sign a listing agreement, which also lays out the duties and obligations of the agent. Listing agents and buyer's agents each owes the client loyalty, confidentiality and accountability. &lt;br /&gt;&lt;br /&gt;Many agents work as buyer's agent with buyers and as a seller's agent with sellers. However, some agents work solely as exclusive buyer's agents and never, ever take a listing. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Dual Agency With Two Agents &lt;/strong&gt;&lt;br /&gt;Because all real estate agents are licensed under a real estate broker, it is possible to work with one agent who is licensed by the same broker as the listing agent. This situation creates a dual agency. The agents could work at separate offices and be strangers to each other, but since they are licensed by the broker, they are still operating under dual agency if one agent represents the buyer and the other represents the seller. &lt;br /&gt;&lt;br /&gt;Starting out, an agent may have created an single agency relationship with the buyer, but when the buyer chooses a home listed by that agent's broker, the agent's relationship with the buyer changes. Not all single agents note the distinction. In the real world, most of these dual agents talk the talk of dual agency but continue to walk the walk of single-agency representation. &lt;br /&gt;Dual agency must be agreed to in writing between the parties. Laws vary from state to state. In California, for example, exclusive buyer's broker agreements contain verbiage that allows dual agency, so most buyers don't realize their buyer's broker could be subject to dual agency. Only exclusive buyer's agents are never dual agents. &lt;br /&gt;&lt;br /&gt;Dual Agency With Same Agent &lt;br /&gt;A listing agent who also represents the buyer is a dual agent. Dual agents cannot operate in a fiduciary relationship with either party and must treat both sellers and buyers equally. They cannot share confidential information but they cannot give confidential advice. &lt;br /&gt;&lt;br /&gt;A dual agent in California was sued by the seller because she told the buyer to ask for a carpet allowance from the seller. It is very difficult to obtain the highest and best price for the seller when the agent also represents the buyer. The dual agent cannot advise on home price nor terms nor negotiate on anyone's behalf. &lt;br /&gt;&lt;br /&gt;Some buyers prefer to work solely with listing agents because they know the agent is receiving both ends of the commission, that is the listing commission and the buyer's agent commission. They feel the listing agent is motivated when a buyer makes a purchase offer to get that offer accepted. A dual agent represents both buyer and seller in the same transaction. Although widely practiced, dual agency has come under increased scrutiny in the last few years for the following reasons: &lt;br /&gt;&lt;br /&gt;Buyers Misperception Of Agent's Role &lt;br /&gt;Dual agency is commonly misunderstood. Some buyers may unknowingly confide in an agent with the perception that the agent is working with them as a buyers' agent. In fact, the agent does not legally represent their best interest but is actually working as a seller subagent as required by cooperation agreements with the listing firm or agent. &lt;br /&gt;Undisclosed, Unintentional Dual Agency &lt;br /&gt;In dual agency, buyers are sometimes not aware that the agent working with them actually represents the seller as a subagent. This can lead to confusion. If the agent does not conduct him/ herself properly, their actions could mislead the buyer into thinking that the agent represents them. The agent must be very careful to not give the impression that he/she is working for the buyer. Improper conduct by the agent could result in the creation of undisclosed, unintentional dual agency. &lt;br /&gt;&lt;br /&gt;In states that permit dual agency, a real estate agent (or firm) may not represent more than one party in the same transaction without the full knowledge and written consent of all parties. &lt;br /&gt;&lt;br /&gt;Dual agency is most likely to occur when a buyer, represented by a buyer’s agent, wants to purchase a property listed by that same agents' firm. A dual agent must carefully explain to each party that the agent and the agent’s firm are also acting for the other party for whom they have the property listed.&lt;br /&gt;&lt;br /&gt;Examples of Dual Agency&lt;br /&gt;&lt;br /&gt;Agent A has a contract to sell Homeowner Bs' home and he also shows potential buyers the home. (He represents both buyer and seller). &lt;br /&gt;&lt;br /&gt;In this situation, both seller and buyer must agree in writing to this arrangement. The agent must carefully represent each party. (It is difficult for the agent to try and help the seller obtain the highest possible price for their home AND try to help the buyer obtain the lowest amount possible.&lt;br /&gt;&lt;br /&gt;Agent A desires to show a potential buyer one of his own firms' listings. &lt;br /&gt;&lt;br /&gt;Under the firms' relationship with the seller, this too can be considered dual agency. The agent must disclose that the firm represents both seller and the buyer. &lt;br /&gt;Practical Problems with Dual Agency&lt;br /&gt;&lt;br /&gt;Buyers and sellers have conflicting interests - In a general sense, the real estate agent is obligated to serve the best interests of his or her principal. An agent representing both buyer and seller must be extremely careful to represent both equally and fairly. Under the common law of agency, if an agent chooses to represent both parties, this dual agency must be fully disclosed in writing and consensual by both parties. &lt;br /&gt;&lt;br /&gt;Both parties lose "advocacy" for their best interests - By representing both client's (with conflicting interests), the agent cannot advocate or seek an advantage for either client. A dual agent must always remain neutral even if he/she has previously represented one of the parties exclusively and cannot show favoritism. Providing equal service to both clients may be practically difficult. Some states do not permit dual agency. &lt;br /&gt;&lt;br /&gt;How does an agent handle personal information about a client? The dual agent may become aware of personal information that does not necessarily relate to the property but, if disclosed, could harm one party and benefit the another. &lt;br /&gt;&lt;br /&gt;Example: Agent A lists commercial property for seller B with an offering price of $500,000. Seller B tells the agent that he is in need of cash and will take as low as $425,000 for a quick sale. In a morning staff meeting the next day at Agent A's firm, Agent A informs other agents of the buyers bottom line price and need to sell quick. Agent C (another agent with the firm) acquires a buyer who is interested in the property. (Agent A and C at this point become dual agents). &lt;br /&gt;&lt;br /&gt;The above example creates a unique situation since under traditional agency law, Agent C must disclose the sellers bottom line. At the same time, the firm and selling agent are obligated legally to act in the best interest of seller B without disclosing personal information about the seller that might harm the sellers' bargaining position. One possible solution to the above dilemma is for the agent to include, in the dual agency contract, a provision that the dual agent cannot be liable to either party for refusing to disclose information the law does not require be disclosed and which could compromise (potentially harm) one party's bargaining position and benefit the other party.&lt;br /&gt;Key Issues In Dual Agency&lt;br /&gt;Courts vary in their interpretation of what is acceptable and not all states endorse dual agency. Primary issues in determining equitable treatment in dual agency include: &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Did the agent provide timely disclosure of dual agency and were the potential consequences of dual agency sufficiently explained to both parties? Generally, both clients must provide "informed consent" meaning that not only do they consent but that they sufficiently understand the agency relationship. &lt;br /&gt;&lt;br /&gt;Did the agent treat each party equally fair and comply with his/her duties required under the laws of agency? Most importantly, a dual agent cannot favor one party over the other. All the disclosures in the world will not relieve the Agents' liability if he/she advocates for one client at the expense of the other. It is not yet clear by the courts whether the loss of advocacy (in dual agency) results in a reduction of the agent's "duty" to the client. Proper explanation and advance authorization by all parties in the initial agency contract is the critical factor. &lt;br /&gt;&lt;br /&gt;&lt;a href="http://www.propex.com/C_BC_agcy_dul.htm"&gt;Post&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;1. Get comparable prices of homes in that neighborhood from another real estate firm to ensure the property is not overpriced.
